Capital Tower

Beca provided outcomes that helped to create a better working environment for the building users in terms of air quality, visibility and interior surroundings.

Capital Tower, Beijing, is situated in one of the most exclusive locations of the CBD district of JianGuoMenWai DaJie, across from the China World Trade Centre. Two identical 35-storey skyscrapers comprising a total area of 12,345 m² provide space for large PRC corporation offices and retail areas. It is one of the largest offices in Beijing.

In November 2004 Beca was appointed to conduct due diligence to review the provision of mechanical and engineering services. A study into the requirements of Capital Tower as a Grade A green building was also carried out for the client.

With Beca’s extensive experience in upgrading commercial developments, the team was subsequently retained to implement enhancement work for the Capital Tower’s various building services. The key focus area of this work was a major improvement to the conventional air-conditioning system and included:

  • new standby chillers
  • replacement of fan coil units with air handing units
  • modification of sprinkler provision
  • upgrading of transformers
  • modification of high tension and low tension switchboards
  • setting out of office lightings
  • new backup generator
  • modification of Building Management system
  • upgrading of lift performance

Armed with strong HVAC experience, Beca helped to provide solutions that create a better working environment for the building users in terms of air quality, visibility and interior surroundings. Staying focused, understanding and listening to the client’s requirements and the ability to implement the client’s ideas was also key to the success of this project.
